“Ven a la Luz” Sculpture (sculpture museum; about $20)
Boat excursion (kiosk next to Mateos Mexican Grill and 7-Eleven that looks a bit sketchy, but it’s legit! About $70 for a 2-hour snorkeling trip; about $200 for a full-day catamaran excursion)

USEFUL

Download WhatsApp (all communications are done through WhatsApp! Shuttle companies, taxis, scooter rentals, etc.)
Avoid taxis! (Very expensive. If necessary, bring cash. A ride can easily cost $70.)
Avoid pharmacies near the beach (extremely overpriced)
Bring some cash in the evening to pay for “parking” (about 50 pesos)
It’s better to pay in Mexican pesos; it ends up costing less.

TRANSPORTATION

Book a round-trip airport shuttle (they also serve Tulum Airport; about $130 for a private ride. They track flights, so even if you’re delayed they’ll send someone. They take a photo of the passengers as proof.)
Rent a scooter for your entire stay (about $300 per scooter for 11 days. They deliver the scooter to your Airbnb. Very responsive if there are any issues. A deposit is required to reserve, and full payment is due upon delivery. The deposit is refunded at the end.) >>>link<<<

Several car rental companies at the airport (don’t be surprised: there is additional insurance to pay because we are only covered in Canada and the USA).
Apparently, if you have a Visa Aeroplan card, you can request a letter confirming that this insurance coverage is included, and it is accepted in Tulum. One buyer did it. 👌

Hello everyone,

Effective today, we are introducing a new method that will allow you to notify us of your intention to participate in the advertising pools for monthly lead generation. For those of you interested in investing in advertising, please complete the attached form before the end of March. In this form, you will be able to select your monthly advertising investment budget. This budget will automatically renew each month. If you decide to stop investing at any time, please notify us in writing at the following address: contact@sunsetrealestate.ca. Investment cancellations will take effect at the end of each month, and budgets cannot be stopped in the middle of a month. Please note that each lead costs between USD $55 and USD $65, but to simplify calculations, we will charge a fixed amount of USD $50 per lead.

To give you an example, if you select a budget of $500 per month and you only receive 5 leads that month, you will only be charged $250, even though you selected a budget of $500. Likewise, if you receive 15 leads with a total value of $750, you will not be charged any additional fees.

For those of you who have already generated sales, no direct payment is required to cover these costs. We can simply deduct the amount of the selected budget from your commission. However, for those who have not yet generated any sales, it is mandatory to transfer the budget, or the equivalent of the selected budget, via international bank transfer. If we provide you with fewer leads than the amount you paid for, the remaining budget balance will be carried over to the following month.

If you wish to increase your budget during the month, please notify us by email. However, please note that there is no guarantee regarding the number of leads we can provide each month. You may receive fewer leads than your original budget would allow, but you will only be charged for the number of leads received, up to the budget limit established at the time of your registration.
